As you know, my wife Teresa and I work quite a bit in the Frisco and Prosper area.  We have several clients either under contract or currently searching for properties in the area.  Because we are seeing that demand, we decided to launch a new resource, www.BuyProsper.com .

BuyProsper.com is a brand new site devoted to the great Town of Prosper.  With so much going on in the area, we thought a dedicated web site would be a great tool for potential buyers of Prosper properties.  We’ll keep you updated on the best new home deals in Prosper, the best land deals in Prosper, and general information and statistics on the Town of Prosper.

The First Time Homeowner Tax Credit of $8,000 has certainly helped the Dallas/Fort Worth real estate market.  I’ve had first time clients buy in places like Frisco, McKinney, and Prosper.  Would they have purchased without this incentive?  Maybe.  However, I can tell you that the incentive was a driving force behind them deciding to purchase now.

For other potential Metroplex home owners, one thing to keep in mind is that the inventory of existing homes has been dropping.  What this means is that it is now less likely that you will find an “already built” home in October that meets all of your needs and that you can close on in November (to beat the December 1 deadline for the credit). 

Your other option is to build a home from the ground up.  Many builders in North Texas are offering some nice incentives on build jobs.  North Texas Home Finders clients get additional incentives as well with many home builders.  The time it takes to build a new home in the North Dallas and Ft. Worth suburbs varies from about 3-6 months in most cases.  That means that if you want to build your own personal dream home, you better get started today!

I get this question often by current homeowners.  The answer will vary for your specific market. In my opinion if you currently own a home in the Dallas/Ft. Worth marketplace that is priced between $100,000 and $200,000, do not waste your money.  You will not get it back when it comes time to resale your home.  Homes that are priced from about $250,000 and up will not necessarily benefit, but it may not hurt the resale.  You have to remember that families with small children in many cases do not want the risk of a pool.  Moms want to be able to open the back door and let the kids play with minimal supervision instead of having to watch them every second to make sure they didn’t jump in the pool.  In essence you are limiting the number of buyers that will look at your home.  For the upper end homes priced at $350,000 and up, a pool is a must have for most of these buyers.  Be careful to put in a pool priced appropriately for your home.  You will  not get the full value out of a $100,000 pool if your home is only worth $350,000, but you will if you home is worth over $700,000.

Opinions vary on this subject, but bottom line.  If I know I will be living in the home for a long time and really want the pool, I would build it for my family to enjoy.  I would keep in mind that I am spending the money on my family and not investing in a home improvement project.
