This topic always seems to spur great debates among those who love to negotiate.  I have to say after working for a new construction builder for over 7 years, that it is FALSE! 

The model home creates an atmosphere of happiness and excitement.  The on-site rep is a highly trained professional whose whole purpose is to get you to buy a home from that particular builder.  Many reps are very personable and make you feel like they are on your side, but don’t fall for it.  Bottom line – they work for the Seller/Builder.  They are responsible for maintaining a certain profit margin for the company.  They are indeed very nice people, but they are not looking out for your best interests.

Having a Realtor or buyer’s representative on your side can insure you are paying the best price based on market conditions, you are getting the most options for your money, and you are entitled to several inspections of the home during construction.  Be sure you pick a Realtor that has New Construction experience.  The purchase agreements are written with the builder in mind.  You won’t be able to change much if any of the contract, but an experienced professional can help explain the contract in plain English, so you can understand exactly what you are signing.

Builders set aside an annual marketing budget for the entire division.  This budget includes Realtor fees and/or bonuses.  They do this because they understand that Realtors can bring in business to help them sell their inventory homes.  This money does not come out of the house budget.  So, if you have heard you can save 3% if you don’t use a Realtor is not true.  If they are giving you 3% it is because they had it as incentive money and would have given it to someone with representation too!  Chances are you will get a better deal negotiated with a representative on your side!

You may have read on this very blog about the potential $15,000 tax credit that Congress has been working on.  It’s created quite a buzz for home buyers everywhere.  Well, most likely that buzz has been killed.

The latest word on the Stimulus Bill is that the $15,000 home buyer tax credit will either be eliminated or reduced to a $8,000 credit.  Also, it may only apply for first time buyers (much like the current $7,500).  Will it have to be repaid?  At this point no one knows for sure, but my guess is that the answer will ultimately be no.

The past week has provided us with much speculation on what will happen.  The bottom line is that there is no way to know until the bill is signed by President Obama, which will most likely happen within the next week.  Until the ink has dried, I’m going to try to stop thinking about it.  It’s giving me a freaking headache!

There’s quite a buzz right now regarding the potential for a $15,000 tax credit for home buyers.  I’ve been following this situation closely.  As of this minute, here are the details.  Keep in mind, as Congress debates the new stimulus plan, some of the below could change.

  • The new tax credit for home buyers would replace the current $7,500 tax credit
  • The amount of the new tax credit would be $15,000 or 10% of the price of the home, whichever is less
  • Any buyer would be eligible, not just first timers
  • You must occupy the property to be eligible
  • The credit WILL NOT have to be paid back (as long as you occupy the property for at least 2 years)
  • There are currently NO INCOME LIMITS included, so every buyer would qualify
  • The purchase would have to be completed within one year of the effective date, once passed
  • You could take the credit on your 2008 or 2009 taxes

Keep in mind, this is a CREDIT, not a DEDUCTION, which is a huge difference.  Since this directly affects our clients, we are following this closely and will provide updates when appropriate.

I was watching HGTV this weekend.  I think we all do it from time to time and I was so shocked to see a couple that has been renting for over 20 years.  They have paid out over $150,000 in rent over that time period, not to mention the taxes they have paid on their income.  For that kind of money they could have a beautiful new home completely paid for by now!  So how do you know when it is time to purchase a home?

1. If you plan to live in a city for at least 5 years, you should consider purchasing a home.  Why put all that money in rent, when you can save money on taxes and build equity?  Renting in this case is like burning money in the fireplace to keep you warm!

2. Look at how much you are spending to heat and cool your rental. If you are living in an apartment or older home, you are paying way too much. Today’s new construction homes are built with saving energy in mind. This also means you save money monthly too.

Not renting, but thinking it is time for something new?  Many people feel the same way, but are unsure of when to actually take the next step.  Here are some reasons our clients have taken the next step and changed their living situation:

1. The kids are off to college and the house seems too empty!  Nothing is more fun than starting a new chapter of your life.  You can make your home fit your needs now.  No more playrooms with toys all over the house.  You can finally get a home that has that craft room or yoga studio you have been dreaming about.

We have all done it at one time or another.  Told a salesperson, we are “just looking.”  I did it just the other day at a retail store.  But I have to ask myself why?  A salesperson is a highly trained professional that knows everything there is to know about a certian product.  It is their job to be an expert.  They also know about the special sales and discounts not known by the general public.  So why do we always tell them “just looking?”

New Construction Homes are the same in this regard.  You need to think to yourself, why am I here?  This thought applies to surfing the web for new homes too!  There is a reason you are looking.  Maybe your current home is too small or too big.  Maybe you really want one of those media rooms or a bigger yard for a pool. Maybe you want to stop renting.  Maybe you need a smaller monthly payment.  There is always a reason if you stop and think about it for a moment.

Telling a real estate professional that you are just looking can cost you your dream home.  These professionals know where all the deals are, what types of homes are currently on the market in a given area, and what you need to stay away from. Why not talk to them?  What do you have to lose?  The perfect house is waiting for you to call it home.

My just looking at the retail store cost me money at the checkout because I didn’t know until after I got home about a special they were running.  I could have spoken to the salesperson and saved money on the spot! Don’t make the same mistake and let someone else by your dream home!
