Got the itch to change your scenery?  The government is paying YOU to move!  How great is that?  The newly extended and expanded Home Owner Tax Credit program allows existing homeowners that have lived in their current property for at least 5 years to earn up to $6,500!  First time home buyers can earn up to $8,000!  What is the catch?  There are some limitations on income, but these too have been expanded so most Americans can take advantage of the program.  In addition, you are limited to a $800,000 purchase price for your new home.  So if you plan to spend over $1 million you are out of luck!  For the rest of us, what a great program!  Let’s hurry up and take advantage before the President changes his mind.

Well, it’s been a week since I appeared on HGTV’s smash hit House Hunters.  After having a week to reflect on it, here are my random thoughts:

• The crew and producer of House Hunters were an absolute joy to deal with.  They made the long days of filming not only tolerable, but a lot of fun
• My clients, Kevin and Stephanie, are even more fun that it showed on TV….and on TV, they looked fun!
• The home we helped Kevin and Stephanie buy in Prosper, TX is now even more beautiful now that they have it decorated
• The yard on the winning home is unreal…..wow, I am jealous
• I have dozens and dozens of family and friends that are more supportive than I deserve.  The response to the show’s premiere was overwhelming.  It really made me understand how lucky I am
• It’s VERY strange to watch yourself walk around on TV
• I really like to say “curb appeal”…. 
• I’m definitely going to try to identify another client that would be interested in doing the show

Overall, I really liked the way the show turned out.  I wish they would’ve plastered my cell phone number on the screen for marketing purposes (972 365 0432), but I understand that they can’t do that.  If nothing else, I’ve noticed that being on the show has been a great topic for conversation both with current clients and with potential clients.

If you’ve been considering a home purchase, and you’re a first-time homebuyer, you need to be out there now.  The tax credit expires November 30th.  If your home does not close on or before that date, sorry, it’s too late.  If you’re thinking, “It’s the first of October, I’ve got plenty of time.”  No, you don’t. 

I have a new contract for some first-time homebuyers.  It’s September 30th, and we’re looking to close November 6th.  Things take longer to close now than they used to.  I saw another story/post that said if you don’t have your home contracted by October 21st, don’t bother, it won’t make it. 

The inventory in most places is good.  New home builders all over the Dallas-Fort Worth Metroplex have homes that will be finished and ready to close in mid-November.  The builders have planned for last-minute shoppers.  Take advantage of it, good deals are there for the taking.  There are great resales available all over as well.  One thing you do not have time to consider is a short sale.  There is nothing short about a short sale.  They absolutely will not close in time for the credit.

The two-minute warning just ended – we need to work quickly to score before time runs out.  (It’s football season, I couldn’t resist).  Don’t delay, it may be now or never.
